Dear City Council,

We received a request for further information on the affordable housing requirements for the proposed development at 311 Mapleton and the relationship with off-site units that are also being proposed at 1665 33rd Street (the current Fruehauf's site).  Through the  inclusionary housing ordinance, development projects have four options to meet their affordable housing requirement.  One option is create affordable units off-site.  The proposal at 311 Mapleton is to build their affordable units at 1665 33rd street.  They are also proposing to create additional units at this location with 100% of the units as affordable.  Below is a summary of what they propose for these two developments.  These are estimates; final numbers will be finalized through the entitlement process as exact sizes of units are determined at both locations to align with the equivalency requirement.

1665 33rd

  1.  Total units proposed - 100   (all permanently affordable)
  2.  On-site affordable units secured through IH - 25   (20 if the project submits for site review prior to 7/1/18)
  3.  Off-site affordable units transferred through IH  from 311 Mapleton - This is expected to range between 32-37    (to be finalized once Freuhauf's and 311 Mapleton floor plans are finalized). Approximately 2:1 for the Mapleton requirement of 18.6 units due to differences in number of bedrooms and floor area.
  4.  A funding application for additional affordable units at Freuhauf's, above those required from 311 Mapleton, has not yet been submitted.
