1. Based on the discussions at the Landmarks Board hearing on Sept. 19, 2012, staff and the applicant understand the Landmarks Board's condition to "simplify the fenestration pattern
to be consistent with the Downtown Historic District Design Guidelines, General Design Guidelines, and the Historic Preservation Ordinance" to include a fenestration pattern that references more traditional window patterns and proportions found in the historic district area. There are  a number of ways to achieve this, one of which is through the use of pairs of double-hung windows, which the applicant is amenable to however, the applicant will explore all options with staff and the Landmarks Design Review Committee.

2. Based on the discussions at the Landmarks Board hearing on Sept. 19, 2012, there is agreement that the  upper portion of the building could be modified to better terminate the façade.  There are a number of possible design solutions available to  help achieve this outcome, one of which is adjusting the vertical height of the upper windows and adding a more contemporary cornice. The applicant will work directly with staff and the Landmarks Design Review Committee in exploring options to better terminate the upper portion of the building facade.

3. The applicant has agreed to the Landmarks Board's requirement to use a cut stone rather than cast stone or pre-cast stone.
