Dear Council and Hotline,

Here are two interesting links on OZ in NJ.

I would also like to add a few thoughts for the discussion council will be having on the 18th.

I will like to give us time to analyze the data prior to making any exemptions. For example, I would like to see if we can’t get a higher rate of affordable housing than we usually do. If we do the analysis first, then we won’t be locked into an exemption and will have the flexibility to possibly increase our percentages of affordable housing in these zones.

I think it is a good approach to look at our Use Tables. We may want to adjust some of the zones to allow for a different use, which would mean the Use Table would change for that zone. We can use this as an opportunity to see how much of what we as a community want, and where, then move forward with adjustments as needed.

I am enthusiastic about our sub-community plans and want to make sure that they are legally enforceable as we move forward with them. For this to happen, we will need to make sure the zoning and land use regulations are changed to be consistent with the sub-community plans that come about.

Kind regards,

Mirabai Nagle
