Thank you to you and all other members of staff for an outstanding set of documents to set the stage for further community engagement and re-development of Alpine/Balsam.

A glossary of terms would make document more accessible and provide greater clarity. It should include terms such as what we mean by sustainability, sustainable urbanism, traditional urban

Last bullet point calls for expansion of B-cycle system. While a good objective, if improved mobility is the goal, the aim should be to expand all modes including carshare and transit. A goal of expanding the number of mobility nodes is more appropriate.

Under 'Role and Character' of the Hill, some recognition as to the upcoming loss of practical services such as a laundromat (Doozy Duds) and Bova's (small grocer) as well as Dot's (a local institution) should be made. Perhaps a statement that recognizes the Hill as a place where some residents need perform practical and necessary elements of living such as washing their clothes.

Third bullet point under Connections (Alpine/Balsam node), working with RTD on connections should be an overall goal of the framework, not just the Alpine/Balsam.

Sixth bullet point should recognize that North Boulder Park primarily serves neighborhoods on the west side of Broadway. Broadway is a huge barrier and few on the east side of Broadway see it as serving their neighborhood. Full disclosure: I live on the east side of Broadway in this part of town.

Under Guiding Principle #2, 2.3 Multi-Generational and Multi-Cultural: the sub-points seem to mean that the activities be inclusive, so perhaps a better title Multi-Generational, Multi-Cultural and Socioeconomically Diverse ActivitiesThe point being that whatever is there there should include options that appeal to budgets of any size.

3.4 Retail: include a phrase that addresses affordability of retail spaces and retail products that foster socio-economic diversity. Suggestion: Foster availability of retail spaces and products to accommodate socio-economic diversity.

3.6 Parking: include a phrase that recognizes shift, restaurant and bar employees that are forced to drive. Suggestion: 3.4.4 Recognize that for some, especially employees of businesses with late night and early morning shifts, mobility options includes the imperative to drive.
