The Landmarks Board spent a substantial amount of time discussing the proposal for the demolition of a non-contributing house and the construction of new house and detached garage at 580 Spruce Street in the Mapleton Hill Historic District. Staff's recommendation was in favor of demolition of the existing house and general approval of the new construction as to mass, scale, height, location with conditions on design detail to be resolved at the Landmarks design review committee (Ldrc). However, the dissenting board members felt there were too many conditions, including modifications to the proposed roof forms, to be reviewed by the Ldrc. Their preference was that the applicant withdraw the application for redesign, and the revised design be brought back to the full board for review.
