The shopping area where Lucky's is located has historically been designated Low Density Residential in the Boulder Valley Comprehensive Plan and zoned Low Density Residential (RL-2). There is no plan to change the land use or the zoning. The shopping center, similar to others such as at Table Mesa and Tantra Dr in South Boulder, was approved as part of a larger PUD in the 1970's as a Neighborhood or Village Center. The Land Use Code has provisions for approving "Neighborhood Business Centers" (formerly these were referred to as Neighborhood or Village Centers in the code) in certain residential zoning districts. The code outlines the review and approval procedures, allowed uses, size limits, etc. I hope this clarifies the issue.

I also noticed an additional post regarding the Elks park. Parks, schools and other uses are considered allowed and appropriate uses in residential areas, and hence some of our city parks are located in areas designated for residential use. In some cases they are also zoned Residential, and in some cases they have Public zoning.

Please let me know if any additional information would be helpful.

Sincerely,
Susan

Subject: Fwd: Is this true and what can we do about it.....

Over the weekend, a post appeared on the north boulder next door website w concerns that our favorite grocery store, Lucky's, and the shopping center at quince and broadway in north Boulder are in jeopardy of being rezoned so that we loose these services.

Would someone in planning please clarify the intent of the future land use map in north boulder with respect to future uses at broadway and quince?

Thanks much!

Hi Liza

Seeing as you live in my neighborhood, I wondered what your position is on the Lucky's market area and the attached plan as described in this post this weekend in the next-door neighbor thing.......

I noticed on the Boulder Comprehensive Plan update, the entire Nobo Lucky's Market area (including restaurants, etc) has been re-zoned residential. Seems they want to move all of the business further north towards Dakota Ridge. This seems like a substantial loss for the neighborhood IMO. Just venting I suppose, as there is no real action that can be taken. However if anyone has more detail please share!

The lucky's market, the restaurants, the liquor store and Logans are a very big part of what makes our North Boulder neighborhood really special and very accessible. I don't want any of this moved anywhere in my lifetime. So that is the timing of this plan? Who do we fight it with? I guess I should know what your position on this is......

thank you....
