We just received a letter from the sponsor of 3303 Broadway and 2801 Jay Road in connection with the opportunity that we have October 20 to call this matter up and provide input, as the Planning Board did, on these two developments. What is remarkable about the pair is the level of affordability offered by the projects.
The Broadway site is proposed as a mixed use development that puts in place unsubsidized market rate affordable
efficiency units that would have a price point under $1,000 per month. For the last four years, Council members have expressed the need for smaller efficiency units that provide less expensive market rate housing. Here is a project that attempts to address that need.
The developer is offering, at the Jay Road site, to construct
up to 100% of the units as permanently affordable.
Massing at the 3303 Broadway site is consistent with what can be seen on the east side of Broadway between Balsam and Cedar, but the density is much higher in order to provide affordability.
If Council votes to call up these projects, the review would be in January, when the outcome of the Council race and the ballot issues will have been resolved. That will be a good time to provide feedback on these two projects, just as we originally envisioned in providing Council the opportunity to review projects at the front end.
